We operate on a first-come, first-served basis. As long as there are unoccupied rooms, you can reserve them in advance. We generally accept reservations for annual plan renewals (the living period starting from mid-August) of the same year from early February to the end of March each year, while other new tenants can start booking rooms for annual plan (starting from mid-August) of the same year in March. Please pay attention to the latest news on our official website.

4 steps to book a room:

1. Select Room Type​
Check the room information on website, select the room type and bed that suits you​.

2. Create an e-Agreement
Enter your personal information and relevant supporting documents, and the system will create an e-Agreement​.​

3. Settle the Payment
Pay the room deposit and licence fee.​

4. Confirm Booking
Receive payment receipt and room reservation confirmation via email. The confirmation letter contains the e-Agreement​ and check-in brochure.​

Application for room exchange must be subject to the availability of rooms at that time. The room type to be exchanged must be of a higher category than the room type originally allocated. Each room change requires a room change fee and additional administrative fees. We will also charge a room fee based on the proportion of the number of days in the two rooms for room change. The licence fee (i.e. room fee) includes:
1. A room equipped with basic furniture, electrical appliances, sufficient storage space and private bathroom
2. Right to use shared facilities
3. Water and electricity fees during your stay
4. Wireless Internet access (Wi-Fi)
5. Basic room cleaning once a week
6. 24hr security and CCTV system

Yes, guests need to pay the security deposit within two working days after receiving the e-Agreement and email the remittance record to leasing@sunnyhouse.hk to successfully reserve a room.

One-time full payment for the whole year:
- Within two working days after signing the agreement, pay a deposit of two-month original room fee + full year room fee + government tax

Semi-annual payment:
1) Within two working days of signing the agreement, pay a deposit of three-month original room fee + the first half of the year’s room fee + the first half of the government tax
2) Before December 15th, pay the room fee for the second half of the year + government tax for the second half of the year

• Online Payment
You will receive a payment link via email/WhatsApp/WeChat and settle your bills by Visa, Mastercard, Apply Pay, AlipayHK, PayMe, Alipay, WeChat, UnionPay and QuickPass. Please email the receipt to finance@sunnyhouse.hk after payment.

3. Cheque payment
We accept crossed cheque for payment and do not accept post-dated cheque or cash.

After you sign back the eAgreement within two days, pay the room deposit and email the remittance record/payment screenshot to leasing@sunnyhouse.hk. You will​ receive payment receipt and room reservation confirmation via email.

Sorry, no exemptions. We can only calculate the licence fee (i.e. room fee) based on the agreement period stated in the agreement.

Tenants are not required to pay any commission.

We only accept payment in HKD. Please beware of remittance foreign exchange rate and handling charge for online payment. Kindly check with your own bank for details.

The security deposit will be refunded with interest-free in one month in your bank account after checking out, provided that there is no 1) damage in the room facilities including but not limited to wall, furniture and electronic appliances. 2) garbage cleaning fee 3) outstanding payment.

In case that there is such fee incurred, we will deduct the outstanding amount before the refund.

Please note that if the bank account is outside Hong Kong, the tenant needs to pay attention and bear all bank charges.

All tenants must be 18 years old or above. Guests under 18 years old must apply in advance and obtain approval from the management of Sunny House through a guardian over 18 years old.

We only offer annual agreement for one academic year.

We are currently not accepting short-term bookings for less than one academic year.
