Check-in Preparation

  • 01What do I need to prepare before moving in?

    The room is equipped with a bed with a mattress. You need to bring your other bedding (such as the bed sheet, pillow, pillowcase, quilt and quilt cover).

    We do not provide hair dryer, towel, slippers and toothbrush, you can buy them at the home furnishing stores nearby.

    The shared kitchen only has stoves (induction cookers, microwave ovens, ovens). Guests need to prepare other kitchenware (such as soup pots, pans) and kitchen utensils. You can buy them at homeware stores nearby.

  • 02What information do I need to provide on the day of check-in? What is the check-in procedure?

    You need to provide your passport or Mainland ID card or Hong Kong ID card to verify your identity.

    An on-site staff member will take you on a tour of the building's shared facilities and check the room's equipment. A checklist will be prepared before handover to ensure everything is in order.

  • 03In the early days of moving in, what do I need to pay attention to?

    You may check whether your key card, room lights, electrical appliances and sockets are working properly. You can also walk around with your roommates to understand the surrounding environment.

In-room Facilities

  • 01Do I need to bring my own bedding?

    The room is equipped with a bed with a mattress. You need to bring your other bedding (such as the bed sheet, pillow, pillowcase, quilt and quilt cover).

  • 02What specifications do my own small appliances or furniture need to meet?

    No appliances or furniture exceeding 100cm x 50cm x 30cm can be brought into the building without prior approval.

    The standard voltage in Hong Kong is 220v, 50Hz. Any electrical appliances that do not meet the safety standards of the Electrical and Mechanical Services Department are not allowed to be used in the building.

  • 03Can I decorate or change the room furnishings and equipment?

    You can furnish your room without destroying it, but according to the agreement you must restore the room before checking out. In addition, you are not allowed to nail or tape items to the wall as this will cause permanent damage to the wall and you may need to pay extra for painting upon check-out.

  • 04Can I hang photos or paintings on the wall?

    You are not allowed to nail or tape items to the walls as this will cause permanent damage to the walls and you may be required to pay extra for painting upon check-out. You can place photos or paintings in picture frames, and place them against the wall on a table or bookshelf.

Enter the Room

  • 01How do I get into my room?

    When you check in, our on-site staff will give you a smart room card, which can be used to tap your card in the elevator, enter your room, shared facilities, and enter the building door after 12:00 pm. You just need to tap the door lock with your room card to enter the room.

  • 02How many room cards does each person have?

    Each tenant will be issued a room card, please keep it properly. No room cards are transferable.

  • 03What should I do if I forget to bring my room card?

    You must go to the lobby reception desk to fill in the “Licensee Entry Permission Record" and present your valid personal identification document for verification before you can enter the building.

  • 04Can I request additional room cards?

    For security reasons, each tenant will only be issued one room card, and no application for additional room cards will be provided.

Shared Facilities

  • 01What is a shared space? What facilities are there?

    We have 4 floors with a total of 32,000 sq. ft. of shared space to facilitate residents to gather with friends, make new friends and expand their network.

    Shared facilities include: shared kitchen, laundromat, gym, mini theatre, co-working space, study room, meeting rooms, consultation room, game zone, outdoor sports fields, BBQ area, outdoor terrace, lounge and multifunction space.

  • 02Can I use the gym room for free?

    You can use the gym room for free to stay healthy!

  • 03When is the shared kitchen busiest?

    Usually the busiest times are 7 to 9am, 11am to 1pm and 5 to 8pm.

  • 04Do I need to pay to use the washing machine and dryer in the laundromat?

    Yes, tenants need to pay to use the washing machine and dryer in the laundromat.

    Laundry is HK$20 per time and drying is HK$25 per time.

  • 05Can I rent the car park?

    We provide limited monthly private car parking spaces and monthly charging parking spaces. Hourly and daily rental parking are not available. Please contact our on-site staff for more information.

  • 06Can I park my bicycle or motorcycle?

    We do not provide parking spaces for bicycles or motorcycles.

Cleaning Services

  • 01How often and when is the room cleaning?

    Basic room cleaning service will be provided once a week on designated days, usually between 10am and 5pm. The exact time depends on the schedule of the day.

  • 02What does basic weekly room cleaning include?

    Basic weekly room cleaning includes floor, toilet and bathroom cleaning.

  • 03Can I stay inside while the room is being cleaned?

    Yes, but to ensure a smooth cleaning, you must allow our cleaning crew enough space to work.

  • 04Where should I drop the trash? Will trash bags be provided?

    Trash bins are located at the cargo/staff lifts on each floor, near the underground parking area, and next to the takeout pick-up area. We will distribute a certain number of designated garbage bags to each room according to the Municipal Solid Waste Charging guidelines, and tenants must drop the designated garbage bags into the trash can. If needed, tenants can purchase designated garbage bags at the reception/nearby convenience stores/vending machines.

  • 05Does Sunny House use central air conditioning system? Will it be cleaned regularly?

    Yes, we use a central air conditioning system. It will be cleaned regularly every year.

Safety Precautions

  • 01Does the building have 24-hr security?

    Yes, we have 24hr professional security and CCTV system.

  • 02Are they any fire safety measures in the building?

    The building complies with fire regulations and is equipped with an automatic sprinkler system and fire-extinguishing equipment. The use of open flames, including candles and incense, is prohibited in the building. Possession of chemicals, explosives or highly flammable items is strictly prohibited. It is prohibited to interfere with fire-fighting equipment. Anyone who triggers the fire alarm indiscriminately may be fined HK$2,000.

    To enable safe evacuation in an emergency, all fire exits, corridors, lift lobbies and stairs must be kept clear of obstructions. We may remove any personal items causing obstruction without prior notice.

  • 03Who can I contact in case of emergency?

    In the event of a medical emergency, fire or crime, call 999 for an ambulance, fire or police as soon as possible. You can also contact our on-site staff for assistance.

  • 04Can I cook in the room?

    Only boiling water is allowed in the room. To cook, please go to the shared kitchen on the first floor of the building.

  • 05What do I need to do if I get sick?

    If you feel unwell, seek medical advice immediately and report your condition to reception. If you contract an infectious disease, you must comply with the isolation and treatment measures we may require.

  • 06Is smoking allowed in the building?

    Smoking is completely prohibited within Sunny House area (including outdoor spaces such as outdoor sports fields and terraces). Anyone found smoking will be fined HK$3,000 per time. You can smoke in other legal places outside Sunny House.

  • 07Are gambling and dangerous drugs prohibited?

    Yes, any form of gambling or the use of dangerous drugs is strictly prohibited anywhere in the building.

Maintenance Service

  • 01Who will be responsible for the general maintenance services? If my furniture or appliance breaks, do I need to pay for repairments?

    In the case of natural wear and tear, our maintenance specialists will be responsible for repairing the furniture and appliances we provide. If it is caused by man-made damage, the tenant will need to bear the cost of related maintenance services.

  • 02If I accidentally slightly scratched the wall or lost an electrical appliance in the room, do I need to compensate?

    Other than natural wear and tear, if there is serious or extensive staining, damage or loss on property installations, walls, furniture or electrical appliances, individual or entire room tenants will need to bear the cost of loss or repairs.

  • 03What is the monthly room checking?

    We may send staff to conduct room checking once a month for safety inspections and maintenance.

Receive Parcels

  • 01Is there a mailbox in the building?

    Each room is assigned a dedicated mailbox, which is located on the right side of the building's underground car park Tenants must collect the mails themselves. Any letters received or not picked up after the termination date will be automatically returned to the sender without further notice.

  • 02Can packages, letters and takeaways be delivered directly to my room?

    We will not allow any delivery personnel to enter the room floors. tenants must go to the self-pickup locker on the ground floor of the building to pick up their packages, parcels or takeaways within the time specified by the delivery staff.

  • 03Can reception accept parcels, letters or takeaways on my behalf?

    We will not collect any parcels, letters or takeaways on your behalf.

    Please go to the self-pickup locker and takeaway area on the ground floor of the building to pick up your items.

    To avoid doubt, we will not collect the following items on our behalf:
    - Easily destroyed items such as flowers
    - Parcels or letters payable on delivery
    - Packages or letters that require identification verification
    - Oversized packages

Visitors

  • 01Can my family and friends visit my room?

    Visitors are not allowed for all rooms at any time.

    Single Room: Tenants with an agreement for one academic year, can provide us the name of one roommate.

    The roommate can stay for 12 nights per month, calculated monthly, and cannot be rolled over to the next month, and the name of the roommate cannot be changed. If the same person stays more than 12 nights in the same month, it will be calculated at HK$500 per night. If you change the name of a roommate within one academic year, an administrative fee of HK$500 will be charged for each change.

  • 02Can my family and friends use the building's shared facilities?

    All shared spaces and facilities in the building (except for the convenience store on G/F, the restaurant on 1/F and the education center office on 3/F) are only available to tenants (and the roommate of Single Rooms' tenants) . All non-tenants are not allowed to enter or use any shared facilities. If found, violators and their related tenants may be fined.

Our Community

  • 01What is the community in Sunny House?

    Our tenants are mainly students, overseas students and working youth from different countries and regions. They have different cultural backgrounds and personalities. You can meet new people in our different community activities.

  • 02How can I get to know my neighbors?

    You can try to greet and chat with them actively, or you can participate in our different community activities to meet more like-minded friends.

  • 03Are there any community activities?

    A variety of activities ranging from art, culture, sports, entertainment, education, to volunteer services will be launched soon. Please pay attention to our official website and social media platforms for details.

House Rules

  • 01Are there any house rules at Sunny House?

    Yes, we have formulated house rules to ensure that every tenant can enjoy a comfortable, harmonious and safe environment. House rules may be revised from time to time. Some of the rules are as follows:

    - Do not brother other tenants’ privacy, study, rest or normal use of shared facilities
    - Do not enter other tenants' rooms without their consent
    - Tenants are expected to dress appropriately in public areas of the building

  • 02Does the building have quiet hours?

    The building's quiet hours are from 11pm to 8am and on all public holidays. Tenants should avoid making noise during quiet hours, including in areas outside building entrances, to avoid causing a nuisance to neighbors and other tenants. Those who make loud noises and cause nuisance may be subject to penalties.
